Major strategic representations
We work for landowners, property developers and promotional companies to represent their best interests and promote land for development (or prevent other development proposals adversely impacting development potential of their land) through the strategic planning process. Below are some examples of strategic work we’re involved in:
LONGMEANYGATE, LEYLAND
We are instructed by a consortium of three landowners to advise them on their combined land holding of approx. 8.2ha (20 acres). Our advice includes consideration of potential strategies to increase their land value by pursuing planning applications by securing the release of the current green belt designation or promoting it for safeguarding for residential development in future years.
Altcar lane, leyland
We represent a consortium of three landowners to advise on their combined land holding of approx. 22ha (54.5 acres) on the edge of Leyland. Following the preparation of a development options appraisal, we prepared and submitted a development plan representation which proposes safeguarding the land through the Local Plan Review process.
Red Cat Lane, Burscough
We are appointed by a private landowner to advise on their land holding of approx. 0.77ha (1.91 acres). The land property has an assumed capacity to accommodate development of up to approximately 20 dwellings. Our advice includes commissioning relevant technical consultants reports and advising on the preparation of policy representations and planning applications.
Western gateway, SALFORD
We are retained to advise a consortium of twelve family landowners forming the major strategic allocation of land for the expansion of Cadishead and Irlam, providing around 2,250 dwellings within my home borough of Salford. This has included offering on-going development advice, seeking promotional offers on their behalf and co-ordinating with the planning officers inside local planning authorities at borough and regional levels.
SYMMETRY park, wigan
We are instructed by a third party landowner whose site adjoins a proposed 1.44million sq. ft industrial storage and distribution hub adjoining junction 25 of the M6 motorway. Our role has involved advising the client on the Environmental Impact Assessment Regulations alongside coordinating with the proponents of the scheme, their Manchester based land agent CBRE and liaising with principal planning officers at Wigan Council.
north Manchester Regeneration
We advise a private client on their small land holding within the North Manchester Strategic Regeneration area which has plans to deliver up to 15,000 new homes over a twenty year period. Already benefiting from an extant planning permission for housing, our role is to provide strategic development advice to help protect and/or increase the value of the land as the Regeneration Framework progresses through the consultation process.
